From First Conversation to
Final Handover
Every Morris Homes project follows a structured 12-step process designed to protect your budget, your timeline, and your experience. No guesswork. No surprises. Just a clear path from enquiry through to the keys in your hand.
Step 1:
Initial Enquiry
Contact Morris Homes directly via website, social media, or referral. Every project starts with a conversation.
Step 2:
Project Discovery
Book a one-on-one discovery session with Brad to align on project goals, budget, site conditions, timeline, and design direction.
Step 3:
Feasibility and Budgeting
We complete a detailed desktop feasibility assessment at no cost, identifying site constraints, council considerations, and project viability upfront.
Step 4:
Design
An obligation-free pathway to convert your ideas into compliant preliminary drawings, enabling realistic building estimates without pricing guesswork.
Step 5:
Estimate and Tender
Detailed trade take-offs, bills of quantities, allowance schedules, and project budgeting. Our tender aligns directly with our trade reporting systems. A small fee applies because accurate estimating deserves proper attention.
Step 6:
Client Selections
Clients receive the Morris Homes Client Selections Handbook. Maree works closely with you to finalise all fittings and fixtures before contract signing, minimising variation risks during construction.
Step 7:
Approvals
Nick and the project management team oversee DA approvals, CDC approvals, engineering coordination, and authority approvals, all tracked through BuilderTrend.
Step 8:
Fixed Price Contract
We enter a HIA Fixed Price Contract only after plans are finalised, selections are completed, approvals are in place, and budget clarity exists. This protects everyone.
Step 9:
Construction
Every project is individually scheduled in BuilderTrend. Clients receive scheduling visibility, progress photos, variation tracking, communication updates, and site inspection opportunities.
Step 10:
Handover
Once practical completion is reached, we organise final inspections, occupation certificates, client walkthroughs, and a final defect list. All outstanding items are addressed before completion.
Step 11:
Maintenance Period
A 3-month maintenance check after handover. Clients note any concerns during the first 3 months and our team addresses each item to ensure the home continues performing exactly as intended.
Step 12:
Referral Program
We are developing a referral program to reward clients who continue supporting and promoting Morris Homes. Relationships matter to us long after projects are completed.
